The honest version

A chimney that leaks today is a ceiling that leaks next spring.

Chimneys are the single most exposed masonry element on a Prairie house. Freeze-thaw cycles attack the mortar joints. Wind drives moisture into hairline cracks. The cap weathers and lets snow into the flue. Most of the leaks we get called on aren't the chimney itself — they're the crown, the cap, or the counter-flashing at the roof intersection.

We diagnose before we quote. Sometimes the right answer is two days of tuckpointing and a new cap; sometimes the chimney is past saving and the right call is a rebuild from the roofline. We'll tell you which and show you why.

What this service actually covers.

Tuckpointing & repointing

Grinding out failed mortar joints and replacing them with matching mortar mix. This is what most 20+ year old chimneys need.

Crown & cap repair

The slab on top of the chimney (the crown) and the metal cap that covers the flue. Both fail before the brick does. Both are fixable in a day or two.

Chimney rebuilds

Full take-down from the roofline up and rebuild with new brick or stone, new crown, new cap, new counter-flashing. 3–5 working days for a typical residential chimney.

Chimney removals

If the fireplace isn't in use anymore, taking the chimney down to the attic line and re-roofing over it is often cheaper than rebuilding and far less to maintain. We do these too.

Rough pricing

Tuckpointing repair: $1,800–$4,500. New crown and cap: $1,200–$2,800. Full rebuild from roofline: $6,000–$14,000. Removal and re-roof: $3,500–$7,000.
